In-Demand UK Construction Roles | Humres

For a specialist contractor, a difficult
appointment is often about finding the right combination of experience,
location and responsibility. Plenty of candidates may share the job title.
Fewer may understand the systems, contract risks and project stage your
business needs them to handle.
Demand varies between regions, sectors and
employers. CITB's Construction Workforce Outlook 2026–2030
describes a subdued near-term market followed by recovery from 2027, with
workforce requirements differing across the industry. That outlook covers the
wider construction workforce; it should not be presented as a count of
vacancies for white-collar specialists.
The following roles are useful starting
points for a specialist hiring plan, rather than a ranked list of the UK's
largest shortages.
Estimators and pre construction professionals
An Estimator needs to understand what is
included, what is uncertain and what will make the work deliverable. For
specialist packages, examine knowledge of materials, labour, access and
interfaces as well as the ability to produce a tender.
Ask candidates to explain an incomplete
specification, the assumptions they made and how they recorded exclusions or
qualifications. Define whether your vacancy requires independent tender
ownership, client negotiation, team leadership or support to an existing
department.
Quantity Surveyors and commercial leaders
Quantity Surveyors, Commercial Managers and
Commercial Directors support cost control, cash flow and commercial decisions
at different levels. Specify the contract environment, package size, reporting
requirements and authority attached to the role.
Look for evidence of procurement, change
management, forecasting and account settlement. A candidate from a different
specialist trade may have transferable capability, but needs to understand the
new scope and its risks. Our guide to hiring a specialist subcontractor Quantity Surveyor
sets out practical checks.
Designers and Design Managers
Design appointments require a clear
distinction between producing information and taking responsibility for
coordination. Set out the systems, design stages, software and approval process
the candidate will encounter.
Ask about interfaces, buildability and
changes that affected procurement or site work. For a Design Manager, test how
they allocated responsibilities, tracked approvals and controlled revisions.
Software familiarity alone gives only a partial picture of suitability.
Project and Contracts Managers
Delivery leaders need relevant experience
of programme, resources, client relationships and the pressures of the package.
Establish whether the role covers one project or several, and what commercial,
design and planning support is available.
Assess personal ownership rather than the
headline value of a development. Ask how the candidate responded when design,
materials or access fell behind plan, what they escalated and what changed as a
result.
Safety quality and specialist technical roles
Safety, quality and compliance appointments
should be matched to the actual work. A qualification or generic construction
background does not establish experience of every specialist risk, inspection
process or technical system.
Roofing, cladding and façades require
knowledge of particular systems and interfaces. Passive fire roles may involve
fire stopping, fire doors or compartmentation, with different responsibilities
from active fire systems. Data-centre, remediation and retrofit projects also
need carefully defined technical and delivery briefs. Treat these as distinct
markets, not interchangeable labels.
Make your vacancy easier to assess
Before starting a search, agree the
essential experience, trainable gaps and first six months' priorities. Give
candidates a clear salary range, travel expectations, reporting line,
decision-making authority and realistic picture of the secured workload.
Keep interviews focused on relevant
evidence and provide timely feedback. If suitable people repeatedly decline,
review the package and role design as well as the search. A broader title or
longer wish list will not resolve a mismatch.
